This mobile home park is a good place to live. I have lived here for 6 years and I havent had any problems. the management is professional and nice. They really care about there residents and if there is a problem they will take charge and get the problem solved.

The pools are great, they just rebuilt 1 of the pool areas. the other pool was rebuilt last year. The park is close to the beach and shopping.

Glad I moved when I did

I moved into my newly purchased manufactured home in 2000. I had no complaints about management, things were quiet, the pools were clean, there was plenty of available parking, even on the bussiest weekends. Things were great.

Then Russ was hired. I have nothing nice to say about the guy. I wouldn't recommend even talking to the guy, its a pretty one-sided conversation as he turns a deaf ear to your concerns and then proceeds to talk over you.

One evening my girlfriends car was towed from visitor parking. When we got it back, it still had the permit, right on the dash. We even stopped the tow driver before he finished hooking up her car. He drove off with my girlfriend on the step of his truck. Russ will tell you that the driver has to stop, that they won't tow if it has a permit in the window. Ask him what his kickback is from the tow company. And why is there a need to tow cars? Go through the parking lot on a Friday or Saturday night. Its empty because everbody is parking in front of the Smart and Final on the other side of the 5. I always had my guests park over there after they started towing illegally.

When we went to talk to Russ about it, he told me, "If you don't like it, then move." Seeing as the residents are customers of the park, that they pay money to rent a space, I was blown away by what he said and how he acted. He knows you're between a rock and hard place. It costs 10s of thousands of dollars to move a trailer, and when you have a $120,000 manufactured home, he knows you aren't going anywhere.

Did you know that you can't change any of your appliances in the park without giving notice to the management and hoping they will grant permission? Makes sense for a water heater, or maybe a furnace. But your oven? Your washer and dryer? Your TV? Why does Russ need to know what kind of TV I have?

Or how about the guy that they hired to walk down the streets and take pictures of all the houses and all the cars. I hope you keep your blinds closed during the day...

I made my decision that day to put my barely 5 year old home on the market and move. I loved my trailer, I loved the location, but I wasn't going to be bullied.

What naive thinking. Part of the process of buying a new home requires that a prospective buyer meet with the park management to go over the rules and regulations. Russ used that opportunity to take my prospective buyers and try to sell them a new trailer and all sorts of promises.

I lost two sales that way.

The ones who still aren't interested, are told a plethora of lies... Like the nightly shootings, the gang war, the murderers, and car thefts.

Kind of hard to sell a house when management is lying to them like that, don't you think.

At this point Cavalier's owner, Bryan Alex, attempted to sue the city to increase the space rent... At the time, roughly $320... to a whopping $730 per month. The city successfully won their case and told Bryan Alex, Brynex Sales, and the management at Cavalier to go pack sand.

Don't forget to get flood insurance, that river that goes right through the park gets awfully full. It floods the next trailer park downstream every year.

Living in this mobile home park was worse than living in an apartment. Nazi enforcement of HOA rules, downright rude management and owners, and they've got you buy the balls. You don't like an apartment, you put in your notice and move. Not so easy in a trailer park when you have $120,000 tied up in an investment, that Russ Lyman and Bryan Alex have no problem taking it from you in court or not letting you sell.

pools are closed too much because of lack of security

We moved to this mobile home park 10 years ago because it had two nice pools and a hot tub and security that drove around the park at least a couple times every 8 hours. Now It's really hard to enjoy the pools when they are closed so much. If they would have never gotten rid of the security officers they wouldn't be having the problems that they are having. It is coming to the point where we are thinking of selling our mobile home because of changes in the rules and new managment.
