picky as I please. Very realistic property manager vets tenants and shows up at damaged property at 6:00 in the morning when a pipe bursts so I don't have to. Arranges storage pods immediately, meets with insurance adjuster, and keeps me up to date.

picky as you please. Not very realistic property management company wants potential renters to be christlike and then have references from christ to qualify to rent dumps but only if christlike candidates drive by first and not waste their time because they are too busy to do their jobs. AND such pre-qualified candidates MUST have impeccable references in a stagnant and dismal housing market because they are far too important to bother qualifying renters on a case by case basis.
